§ 50-122. Cluster housing development criteria (R2 and R3 zoning).

  • All proposed cluster housing developments (R2 and R3 zoning districts) shall incorporate the following criteria in their proposed developments:

    (1)

    Require modified grid and/or stem circulation systems, where practical.

    (2)

    All driveways shall be required to be sufficiently long enough to function as parking spaces for the occupants of the residences.

    (3)

    Require separate and accessible guest parking.

    (4)

    The developer for the property shall be required to comply with all setback requirements and, at a minimum, be required to leave a space between all buildings in an amount equal to the side setback requirements set forth in the zoning ordinance, as set forth in chpater 82, under zoning R2 two-family residence and zoning R3 multifamily residential districts.

    (5)

    Require water detention ponds as an open space asset unless off-site water detention areas are available.

    (6)

    Limit to the extent possible, residential access onto busy streets.

    (7)

    All proposed construction shall be arranged in clusters and not strips.

    (8)

    Provide pedestrian pathways as well as pathways for automobiles.

    (9)

    The landscape concept employed by each developer shall be included in the review phase of each site plan.

    (10)

    Each developer shall be prohibited from constructing a development in a manner which will make street fronts "garage lanes."
