§ 50-121. Single-family development criteria (RR and R1 zoning).

  • All developments of single family residences to which this article is applicable, and whose contemplated zoning is or is proposed to be RR, rural residential or R1, one-family residence, shall submit their site plan for approval by the planning and development committee using the following guidelines:

    (1)

    Use modified grid and/or stem circulation system.

    (2)

    Limit residential access to busy streets.

    (3)

    Make lots abutting busy streets deeper.

    (4)

    Make corner lots wider.

    (5)

    Accommodate circulation links to future adjacent subdivisions.

    (6)

    Require water detention ponds as an open space asset unless off-site water detention areas are available.

    (7)

    Avoid dogleg street intersections, where possible.

    (8)

    Provide pathways for pedestrians as well as for automobiles.

    (9)

    Require landscaping in accordance with this Code of Ordinances.

    (10)

    All proposed construction of single-family residences must comply with the square footage requirements as set forth in the zoning ordinance for the village, as set forth in chapter 82.
