§ 50-141. Commercial development criteria.

  • All developments of property now zoned or proposed to be zoned CN, CC, or CG under the zoning ordinance for the village, as set forth in chapter 82, shall incorporate the following criteria in their proposed developments:

    (1)

    Orient parking aisles 90-degrees in relationship to the building structure.

    (2)

    Separate parking aisles from site circulation routes.

    (3)

    Provide a separate entrance for service vehicles from the customer's automobiles.

    (4)

    All signs and light poles shall be located in landscaped areas.

    (5)

    Provide for sufficient stacking room for automobiles at driveway/street intersections.

    (6)

    Prohibit site circulation as cut-throughs.

    (7)

    Separate all proposed buildings from pavement with landscaping and/or walkways.

    (8)

    All parking for automobiles shall be screened from public roadways by landscaping.

    (9)

    Angle parking for automobiles rather than 90-degree parking for automobiles is preferred.

    (10)

    Compliance with the signage ordinance for the village.

    (11)

    A landscape setback is required between the public roadway and parking facilities of not less than eight feet.

    (12)

    See addendum V for examples which is on file with the village clerk.

    (13)

    Oil/water separators shall be required at automobile service stations, drive thru windows, ATM machine locations accessible by motor vehicle and oil and lube shops where concentrated motor vehicle movement exists. The design of the oil/water separators must be approved by the village engineers prior to final site plan approval.

    An oil/water separator is defined as a device to trap, remove or separate deleterious, hazardous or undesirable matter such as oil, grease or gasoline from normal sewage, liquid wastes or storm water run-off to discharge into the disposal terminal by gravity.

    (14)

    All commercially zoned property shall provide for illumination from said property which does not exceed 1.0 foot candles to measure from the property line. Where commercially zoned property joins residential property, a public street or publicly owned park/open space, maximum illumination shall not exceed 0.7 foot candles as measured from the property line.
